Subletting

You are able to sublet your flat with few restrictions and few rules. There are some rules and some fees

You may not use the flat for short term lets such as AirBnB. This is a breach of the lease and frowned on by insurers.

You may also not run a business from the flat. You can work from home.

E-bikes are wholly banned from De Montfort Court.

You must, as soon as possible after subletting, and in some cases before subletting

  • Provide haward at haward@caledonianroofdwellers.com with contact details (names, email address, and phone number) for the new residents. We emphasise that you should not have to be ‘found out’. Do it because it makes sense that we know who is in residence. If you are ‘found out’ we may insist on an administrative fee payment of £20 for the reminder
  • Make sure that your residents know the various rules and regulations around living here, in particular about the use of common areas and parking places.  Another rule to be aware of is that smoking is forbidden in the internal common hallways
    • Show them where the bin is
    • Show them where their meters are
  • Make sure that you have briefed your residents on the fire evacuation plan
  • Checked that the flat alarm system is working properly
  • Make sure they know that if they instal wi-fi that needs permission from Caledonian in advance so that cable routes can be agreed and drilling (for example) minimised)
  • Pay £10 to Caledonian Roofdwellers and £10 to De Montfort Court Management (Leicester ) Ltd
  • Check your electrical and gas certificate status
